Did you notice the address on the Invoice? Compare the property address to other known addresses.

Review the HOA meeting minutes, the 911 call log, the toxicology report, and the antifreeze evidence.

The invoice shows Colleen purchased a lot of land directly beside Saguaro Sands a few months before Evelyn was killed, and the email log shows Colleen was recently inquiring about purchasing Saguaro Sands' property.

The owner of Saguaro Sands asked SOAR Investigations to help solve Evelyn's murder because they're afraid residents will leave and the value of Saguaro Sands willl. plummet. That's exactly what Colleen wants. She wants the value of Saguaro Sands to drop so she can buy it herself. She owns the adjacent lot, so acquiring Saguaro Sands would likely be very lucrative.

All of Colleen's other actions make sense in light of this ulterior motive. At HOA meetings, Colleen is constantly trying to pit residents against each other and stir up drama. She poses as other residents and places 911 calls, hoping that residents will turn on each other. She even poisoned the stray cats Evelyn feeds because she knows Lorraine hates the cats and (correctly) suspected that Evelyn would blame Lorraine. Even Colleen's move to block the new pool being built is probably a ploy to devalue the property (the HOA meeting minutes note some safety concerns with the pool, but Colleen is still trying to block it).
